Maintenance Supervisor

Olympic Multi-Family MGMT is seeking a full-time Maintenance Supervisor to oversee maintenance operations across residential communities in Thurston County, WA. This role is ideal for a skilled professional who can lead a team, manage property upkeep, and ensure high-quality living standards for residents.


Position Summary

The Maintenance Supervisor is responsible for managing all maintenance operations, supervising team members, coordinating with management, and ensuring that all units and common areas are maintained to company standards. This role requires both leadership and hands-on technical expertise.


Compensation & Schedule

  • Pay: $28 – $31 per hour
  • Job Type: Full-Time
  • Schedule: Monday – Friday (8:00 AM – 5:00 PM)
  • On-Call: Participation in after-hours emergency rotation required

Key Responsibilities

  • Oversee daily maintenance operations and team performance
  • Perform and supervise repairs, work orders, and preventive maintenance
  • Ensure vacant units are rent-ready quickly and efficiently
  • Conduct routine inspections of units, buildings, and common areas
  • Maintain accurate records for work orders and maintenance logs
  • Manage inventory, tools, and maintenance supplies
  • Supervise and coordinate third-party vendors
  • Ensure cleanliness of grounds, stairwells, and shared spaces
  • Respond to emergency maintenance issues (on-call rotation)
  • Communicate professionally with residents, vendors, and staff
  • Maintain compliance with company policies and safety standards

Qualifications

  • Minimum 3+ years of property maintenance experience
  • Strong skills in:
    • Plumbing
    • Electrical systems
    • Appliances
    • Carpentry
  • Experience in multi-family housing (preferred)
  • Ability to supervise and lead a maintenance team
  • Must have basic tools of the trade
  • Valid driver’s license and reliable transportation
  • Ability to handle after-hours emergency calls

Physical Requirements

  • Capable of standing, walking, bending, and climbing stairs
