Roving Community Manager

Location: Pierce County, WA
Pay: $30–$35/hour | Full-time (40 hrs/week)
Schedule: Monday–Friday, 8 AM–5 PM + after-hours on-call rotation

Key Responsibilities

  • Oversee daily operations of multi-family communities
  • Lead, coach, and supervise onsite staff (leasing & maintenance)
  • Drive leasing performance, occupancy, and resident retention
  • Manage resident relations and resolve issues professionally
  • Oversee rent collection, delinquencies, and lease enforcement
  • Monitor expenses, approve invoices, and vendor contracts
  • Coordinate property upkeep and maintenance
  • Conduct property inspections to ensure safety, appeal, and quality
  • Ensure compliance with fair housing laws, local ordinances, and company policies
  • Maintain records and reports using property management software
  • Build relationships with vendors, clients, and ownership
  • Represent the company professionally in all interactions
  • Perform additional duties as assigned by the Portfolio Manager

Minimum Qualifications

  • 3+ years in multifamily property management
  • Prior experience as Community Manager or Assistant CM
  • Strong leadership, organizational, and problem-solving skills
  • Knowledge of leasing, resident relations, budgeting, and reporting
  • Excellent communication and customer service skills
  • Ability to manage multiple priorities in a fast-paced environment
  • Proficiency with property management software
  • Knowledge of Washington landlord-tenant laws and Fair Housing requirements
  • Valid driver’s license and reliable transportation
  • Willingness to work occasional evenings, weekends, or on-call

Physical Requirements

  • Sit, stand, walk, and move around community as needed
  • Frequent computer and phone use
  • Occasional lifting (up to 25 lbs.)
  • Conduct property inspections indoors and outdoors
